Normally, spring is the busiest time of the year for the housing market, with buyers coming out in droves. Many of you were in the midst of selling or buying a home and have placed your plans on hold, while others are still wondering how to go about buying or selling safely during this pandemic.

Prior to the Stay-At-Home Order, our Open Houses in South Orange County had as many as 70 prospective buyers in attendance. This is good news for Sellers who are ready to place their homes on the market now. There are many ambitious and qualified Buyers, eager and motivated to make offers on listings that are currently available. In many instances, Buyers will be competing over current listings, escalating the value of your home higher than asking price, in many cases.

We are ready to carefully and diligently serve our real estate clients at with technology to replace the in-person experience with 3-D Home Tours, virtual Listing Presentations, video based photography, electronic signing and Virtual Showings of listings using FaceTime. As a result, many of our clients are re-entering the housing market (for various reasons).

Buyers are benefiting from the historically low interest rates, and Sellers, in many scenarios, experiencing multiple offers.

It certainly is not a typical spring housing market; however, we continue to stay busy because in these uncertain times, clients want to talk through all of their options. We continue to conduct phone consultations, virtual open houses on FaceTime, "appointment only" showings, which I personally attend equipped with sanitizers, Clorox wipes, booties, etc., and we are accepting offers on listings only from Buyers who provide us with Proof of Funds and Pre-Approval Letters prior to showings.
